"The tea itself is pretty good. However one normal sized cup is a little over six bucks, which I think is a bit pricy for the size. The packaging is fragile and sometimes I receive cups that are cracked and the tea just spills out. Once I tried to carry multiple in my tote bag and when I took them out, I realized three cups were crack and one of them was half a empty. The wait is also pretty long. Normally my order takes 15-20 minutes to make. And if there are other orders before me, my order can take up to over 30 minutes."

The old male employee is hella rude. I would not want to spend my money here. Burrito express is much better.

The restaurant offers authentic Yunnan (Chinese) flavors and maintains a tidy and clean atmosphere. It's a great value, and I highly recommend it.

Great tea, rice noodles, and bento boxes. Place is cozy and clean. Ordered the hot pot rice noodles and tasted delicious. The rice noodles had good texture and soup was very flavorful.

I was really disappointed with this restaurant. The noodles were decent, but the popcorn chicken was mainly fried breadcrumbs with barely any chicken in it. It doesn't measure up to other nearby options and is overpriced for what you receive. View menu

Tried their drink called sunrise today with my friends. Got free drink though Yelp. Thumbs up! This colorful drink is so suitable for summer, very fresh. And the owner seems nice and happy. The service is not bad and quick. I would come back again soon in the future.

I paid $6.10 for a passion fruit slush with tapioca pearls, and the #5 spicy fried chicken box with an oolong milk tea totaled just under $20. The food was freshly made and served very hot, and the milk tea was quite flavorful. Overall, I found the quality to be satisfactory for the price. I might return for more.

I ordered Thai tea, but the boba was old and falling apart. The tea itself was watered down and served warm, without any ice. It would have tasted much better if it had been chilled. The service was also disappointing. I wouldn’t recommend this place for boba when there are much better options nearby, like Ten Ren. View menu

The restaurant offers a variety of delicious options. All the rice dishes with meat are exceptional, but my personal favorite is the spicy fish. The portion sizes are generous and represent good value for the prices. The fried rice is light and not too heavy, making it a great accompaniment to any meat dish. The chow mein is flavorful, although it leans a bit towards the greasy side.

Food is so low quality for the price I had to write a review. Teriyaki grilled chicken don't look grilled and small portion. Popcorn chicken full of batter, green milk tea tasted bland. Surprised people go here. Total is $25.98 for small portion and low quality. Respond to Owner: I threw away more than half of it. You want to charge 2022 prices? Do 2022 quality. good luck with your business.

"I always go to this store as we live closeby. I always love to bring my kids in this store, and have them order their food. Yesterday, I went with my 3 yr old son (his bday) coz he wants a cake pop. I let him call the barista so she knows we're ready to order. My son said excuse me like 5 times, said hello like 3 times to get her attention coz she's talking with her coworker. She finally came up to us, my son ordered cakepops, I ordered 2 java chips and 1 mocha frappe. The baristas before were soooo nice, very friendly, welcoming but yesterday was the opposite. Btw, always sip a bit of your drinks before you leave the store coz yesterday I guess the barista who made the mocha frappe forgot to put in sugar syrup. I just found it today as my husband didn't drink his mocha frappe yesterday. Coz what if you just stopped by to get some drinks and you already left then found out something is wrong with your order. And also, they do not offer Java Chip anymore, so you gotta pay additional for the chips. The barista didn't even inform me about it, found out today when I checked the receipt online. I called in to let them know about my concerns, they offered to remake the mocha frappe. The barista who made our drinks was the one who took our order. Maybe she had a bad day. But then, I just wish the baristas will be more friendly and welcoming and inform the customer if a menu is no longer available so we have the option to change our order. "First time to Koi Palace in Milpitas, though had dined at their location in Daly City decades ago. Very disappointing.. It's on a Monday around noon, and the place was pretty filled up. The service was lousy, starting from the receptionist who practically saw us but totally ignored us, even after my husband kindly waving his hand to him in order to catch his attention. After seated, though some servers had been going back forth by our table but none would look up, stop and talked to us. Of course we had to wait for a while before being served, minimally. The 18% mandatory tip charge to the customers was totally undeserved due to the lack of acceptable, good service to their customers. We have been to a few similar restaurants (in terms of foods class) in the Peninsula area where mandatory 18% tip charge are imposed but they do provide very good service consistently to their customers. We primarily came to eat at this restaurant for their well-known dim sum and its variety. Foods served were disappointing, unfortunately, considering their high-priced tags. Siu Mai 燒賣 were not fresh; skins were tough and the meat hard to chew. Shrimp dumblings or Ha Gow 蝦餃 were okay. Tofu rolls 鮮竹卷 were acceptable. The Budda's Delight vegetarian noodles 羅漢齋麵 was made up of a large portion of noodles but only few vegetable ingredients, not worth the $24. Adding to the noise level of the place due to crowded tables (very close to each other) when it's busy, it's definitely not a pleasant dining experience at all.. Do not plan to return.."
